1.  Who owns the RADIO CAFE and APP?

RADIO CAFE and APP is owned by WQEB 97.3 LLC, a subsidiary of QEB FOUNDATION INC. QEB FOUNDATION is a 501c3 based in Atlanta GA.  

2. Who owns CAFE CITY?

CAFE CITY is owned by disadvantaged families that are members of FABRIQ LLC, a subsidiary of QEB FOUNDATION INC. QEB FOUNDATION is a 501c3 based in Atlanta GA. 

3. Why was the RADIO CAFE and APP created? 

The RADIO CAFE is a community center that provides a safe space for disadvantaged families to gather resources for the mind, body, and soul. It features a quick serve kitchen and radio station to host our internship program. It also raises funds for scholarships, grants, and emergency relief. The APP was created to bridge the gap between functions of the RADIO CAFE and CAFE CITY. 

4. Why was CAFE CITY created? 

The CAFE CITY housing initiative was created to assist disadvantaged families with homeownership, jobs, security, and financial literacy. It features a residential area with transitional housing for the homeless, commercial area with job creation for the unemployed and miseducated, farmland to fight food insecurity, plus camp grounds to fight racism and domestic terrorism. 

5. How does the CAFE CITY program work? 

For the inaugural CAFE CITY, we match disadvantaged families … where the head of household is a member of a group with the highest homeless rate (i.e. Black men) or eviction rate (i.e. Black women) who provide a “fee for service” for real estate investment consulting. We invest the money into an LLC to acquire a lump sum of acres. A  percentage of those acres are allocated to the members individually, while the rest is shared by the collective of members. The individual acres are zoned for residential and the collective acres are zoned commercial to create generational wealth for each member. 

6. Are CAFE CITY acres perked? When do members get their deed or paperwork? 

CAFE CITY targets rural areas so acres require septic and well to be livable. Members will initially receive a promissory note outlining the service fee, amount of acres they owned or holding, plus projected closing date. If we do not close the target site by the closing date (JUN 30), members have a choice of exiting the program or keeping their money in the pot until a new site is chosen. Upon a successful closing, the LLC surveys the land if necessary, soil test, establish electricity and water, plus any filings to complete the deed. Once the LLC deed is complete, then the promised land is transferred to the member (JAN 1). 

7. Can one build a house or park a trailer in CAFE CITY? 

Yes, all member acres are in CAFE CITY are zoned residential. Once the deed is cleared one can build a house or park a trailer per county and city guidelines. We do offer home construction assistance to members. 

8. How much is the “fee for service”? 

The current fee for service in CAFE CITY is $3000-$5000 per acre. We do offer payment plans starting at $100 – KEY A. And you can buy more than one acre. 

9. What are the benefits of getting a KEY to CAFE CITY? 

Getting a KEY is the first step into CAFE CITY program. The KEY is a property-issued ID card. This card gives you clearance to access any CAFE CITY related property starting at $100. You also receive a ROI with each $100 worth 1 point. The first 1000 KEYS are FOUNDER’S KEYS and come with full membership. The remaining 999,000 are CONSUMER KEYS and only come with a ROI. 

10. What is the difference between the LEVELS OF KEYS? 

CAFE CITY has 3 levels of KEYS. KEY A is $100 granting security clearance to access to the property. KEY B is $500 granting 3 free nights stay in available accommodations on the property. KEY C is $1000 granting rights to purchase land in the property. 

11. What is the difference between the TYPES OF KEY A?

Other non-profits and causes can cross promote with CAFE CITY – KEY A to mutually raise awareness and funds. 

12. What is the ultimate goal of the APP, RADIO CAFE & CAFE CITY? 

Raise $100,000 needed to leverage the 1 MILLION needed to put the first 1000 acres under contract. Then leverage the contract to attract 1 MILLION KEYHOLDERS to complete the acquisition. Thereby creating one of the largest investment clubs for a sustainable community owned by THE COMMUNITY.
